About Only Strata Snow Removal
Only Strata is a family-founded and family-run snow removal company built around a simple idea: residential communities should not have to settle for being someone else's last priority.
Founded and incorporated in 2018, we created Only Strata after seeing first-hand how the traditional snow removal industry operated — and recognizing that strata communities, residential properties and smaller managed sites were consistently underserved.
Instead of competing for the same large industrial contracts as everyone else, we chose to build an entirely different kind of winter service company.
Why We Founded Only Strata
For years, we watched the same pattern repeat across the snow removal industry: Contractors chased large malls, warehouses, industrial properties and major commercial contracts. One large site could represent a substantial seasonal payout, so those properties naturally became the priority when a major storm arrived, Residential communities were often left at the other end of the route.
Strata properties, townhome communities and smaller managed residential sites still needed reliable access, pedestrian clearing and ice management — but they frequently received service only after the larger commercial properties had already been handled. We believed there was a better way to build the business. Rather than treating smaller residential properties as secondary accounts, we decided to make them the entire focus.
Only Strata was created around building a larger, carefully managed portfolio of residential clients instead of relying on a handful of massive industrial contracts.
That fundamental decision still shapes how we operate today.

A Different Approach to Snow Removal
Our specialization is not simply a marketing position. It influences how we build routes, select equipment, plan properties and make decisions about growth.
Capacity Before Volume
We would rather limit the number of properties we commit to than build routes that cannot be serviced properly when winter conditions are at their worst.
Our goal is not to sign every available contract. It is to build manageable routes around the clients we choose to serve.
Know the Property
Residential communities are rarely simple open lots.
Parkade ramps, internal roads, parked vehicles, narrow lanes, stairs, entrances, landscaping and pedestrian routes all affect how winter service should be performed.
Understanding those details before a storm helps crews make better decisions when conditions become difficult.
Document the Work
We believe accountability should be part of winter service.
Technology, GPS records, photographs and service documentation help create a clearer picture of what happened at a property and when work was performed.

The temptation to chase larger commercial and industrial contracts is always there.
We built Only Strata around a different model and intend to keep that focus. Specialization allows our equipment, systems, routes and operating procedures to evolve around residential winter maintenance instead of trying to serve every type of property.
Built by Operators and Entrepreneurs
Only Strata is founded and run by entrepreneurs who understand both sides of the snow removal business. Our experience is not limited to managing the company from behind a desk. Our founders each bring more than a decade of hands-on field experience in snow removal, alongside experience in the technological, logistical and operational systems required to manage winter service at scale. That combination matters to us.
Knowing how to operate equipment during a storm is one skill. Building efficient routes, coordinating crews, maintaining service records, deploying technology and managing a growing portfolio across multiple locations is another. Only Strata has been built around bringing those disciplines together.
Our Vision
Our goal is not to become the largest snow removal contractor by taking every kind of work available. We want to build one of the strongest residential winter maintenance operations possible. That means growing deliberately, increasing route density, improving technology, investing in equipment and systems, and expanding our portfolio without sacrificing the level of service that led us to specialize in residential properties in the first place.
We see a future where strata councils, property managers and residential housing organizations can work with one winter service company across multiple properties while still receiving the attention that smaller sites traditionally struggle to get from larger general contractors. As a family-founded and family-run business, the people making operational decisions are directly connected to the service standards our clients experience in the field.
Our long-term goal is simple: when a residential property manager thinks about dependable winter service, we want Only Strata to be the specialist they think of first.
